Smoking:
|
Most of our
homes are non-smoking, please check and smoke outside or on decks.
Please do not discard smoking material on the ground. |
|
|
Cable
TV: |
Most
of our homes have cable. In case of storms or rain, you may lose
service. If you experience any problems, please call the cable
company directly, at 494-8300, with the owner's name and property
address handy (this can be found on your copy of the lease). |
|
|
Owner's
Closet:
|
If
you find a locked closet, DO NOT try to open it. This is the owner's
private closet. If you try to open it, you could lose your security
deposit. |
|
|
Heating
and Air: |
NEVER
turn air to the lowest setting. Leave at 75 - 80 degrees in summer
for best cooling results. |
|
|
Refrigerators: |
In
order to prevent problems with the refrigerator, please observe the
following (especially for HOT weather): Upon you arrival, when you
load the refrigerator and freezer with groceries it may take 3 to 4
hours for the refrigerator to start to cool down to the proper
temperature. Leave the door closed as much as possible. The
refrigerator should be set to a medium setting. DO NOT turn the unit
to the coldest setting! It will freeze up the coils and prevent the
refrigerator from cooling properly. DO NOT pack the freezer or
obstruct the circulation vents inside the freezer. If the
refrigerator is not cold, check breakers and reset to medium
setting, and leave the door closed for several hours. If, after
following these instructions, the unit fails to cool, please call
your rental agent for further assistance. |

Trash
and Recycling: |
We
do recycle and ask that all cans and bottles (glass and plastic) be
placed in recycling bins/cans. Failure to comply will result in
fines. Newspapers must be tied in bundles. We sincerely hope you
enjoy and respect the scenic beauty of Long Beach Island as much as
we do, and that you will help us maintain the beauty by properly
disposing of all trash correctly. |

Pets: |
If
found to have an unapproved pet you can be asked to leave with no
refund, forfeit your security deposit plus be responsible for all
damages.
If you choose to bring your pet with
you there are kennels in our area: Animal Acres, 698-4570; Barnegat
Kennels, 698-4121; Four Winds Inn, 296-2131; Robinswood Kennels,
296-3627; Sagewood Kennels, 296-1323. |

Maintenance: |
Maintenance,
Rebates, Refunds, Replacements: All equipment in each unit should be
in working order. Please report inoperative equipment immediately.
We make every reasonable effort to have repairs made promptly. No
reduction of rent, rebate, refund or replacement will be issued due
to any mechanical failure of air conditioning, dishwasher, washer,
dryer, TV or other appliances.
Before calling the office you should
use reasonable efforts to resolve the problem by checking the
breakers and switches, etc.
Electrical: Call Conectiv Power.
Electrical outage reporting: 1-800-833-7476. Give address of
property and name of owner (this can be found on your copy of the
lease). |

Water
Supply: |
Call
the borough or town in which the rental property is located: Long
Beach Township, 361-1000; Ship Bottom, 494-2171; Surf City,
494-3064; Harvey Cedars, 494-2843; Beach Haven, 492-0111; Barnegat
Light, 494-9196. |

|
Driving
on LBI: |
When
the summer population swells, the number of cars increase, and
driving safely becomes a skill. A center lane has been created to
make left turns only. Cars should not turn from the driving/fast
lane.
Move into the center lane completely.
Watch the speed limit. Speed limits vary from one municipality to
another. Also watch out for children crossing the road. |

Bicycling: |
Safety
First! Local law enforcement authorities recommend that you refrain
from bike riding, scootering, skate boarding and roller skating on
Long Beach Boulevard. There is a bike path for your enjoyment and
safety on Ocean Boulevard. |
|
|
Items
Left Behind: |
Mary
Allen is not responsible for personal items left behind in a rental
unit. If you leave something behind, call your agent at Mary Allen
Realty. Charges for any shipping, handling and pick-up will be the
tenant's responsibility and must be paid for in advance. |
